How to Identify the Warning Signs of a Failing Roof and Take Action

Your roof is your home’s protector, guarding it against the outside elements. It is therefore critical to identify warning signs and take immediate action if your roof is failing. While roofs are generally fairly sturdy and durable, like most things they do still require maintenance and repairs from time to time to ensure they keep doing their job of protecting your home from the harsh Australian climate. Below are some of the most common warning signs of a failing roof, which may indicate that you are in need of a roof repair or roof restoration.

1. Loose and missing tiles

It goes without saying that you have a major problem on your hands if you notice a missing tile on your roof. But even loose tiles – which can be a little harder to spot – can be a problem that needs addressing. Loose tiles can allow water to get inside and cause all sorts of internal damage.

2. Loose, damaged, broken and missing flashing

Flashing is one of the most important components of your roof, stopping rainwater from finding its way between the gaps in your main roofing material. Even if your roof is in tip-top condition overall, one piece of loose, damaged, broken or missing flashing can leave your home exposed. When inspecting your roof, make sure your flashing is in good condition and is where it is supposed to be. If it is not, you may need roof repairs.

3. Your roof is sagging

If you notice that your roof is sagging, don’t wait to take action. Call in a roofing repair expert as soon as possible. Localised sagging can be a symptom of structural damage or failure and could lead to a bigger issue if it is not immediately addressed.

4. Leaks or moisture

Do you have a minor leak when it rains? Maybe you have noticed some discoloured plaster on ceilings internally? This could be a sign of water damage from a roof leak. It might seem a minor issue, but such leaks can quickly develop into larger problems if action is not taken swiftly. If the water also finds its way on to wooden beams supporting your roof, it could cause rotting and mould growth.

5. Mould growth

Roof mould growth is not only unattractive, but can also have a negative impact on the integrity of your home and the health of those inside. Mould is a toxic fungus which can quickly spread and cause more damage the more it grows. Mould can build up and degrade roof tiles over time and roof leaks can cause internal mould growth on your ceiling. If you notice mould building up on your roof tiles or in your ceiling, take action by calling in a roofing professional.
